The School District of Philadelphia actively reviews and challenges real estate tax assessments to ensure properties within the city are properly valued for taxation. When the District believes that a property’s assessed value is too low, it can—and frequently does—file its own appeal with the Board of Revision of Taxes (BRT). These appeals are designed to increase underassessed property values and collect additional tax revenue that supports Philadelphia’s public schools.
Just like property owners, the School District must follow the same statutory process and filing deadlines. Appeals must be filed by the first Monday in October for the following tax year, and the BRT ultimately determines whether the assessment will be adjusted. Property owners who receive notice of a School District appeal have the right to participate in the process, submit evidence of fair market value, and defend their property’s current assessment.
